Tiny Homes, Big on Style and Options

What if you could drive an accessory dwelling unit right onto your property? No need for on-site construction. If you have the access, there’s no need to crane a pre-built building over the house.  

Back Porch Homes is helping people do just that with their tiny homes on wheels that are allowed as ADUs in Los Angeles and San Diego. At their factory in San Bernardino, California, Back Porch Homes builds these small homes to Department of Motor Vehicle standards. The homes are also designed and built to the quality of a residential home, following the International Residence Code standards.  

That means homeowners can have a comfortable space in the back yard that they can use to generate extra income or provide housing for family members and more. But these can also be transported by truck if a homeowner finds a better place for it – or should they decide to eventually move and want to bring their ADU along.

Companion Model - Interior - Back Porch Homes

Back Porch offers three home models built on trailers: The Associate, The Companion, and the Companion Plus.

The Associate is a 170-square-foot studio built on a 20-foot trailer. 

The Companion is a larger studio, built on a 30-foot trailer, and coming in at 255 square feet.

The 340-square-foot Companion Plus, built on a 40-foot trailer is the company’s one-bedroom offering.

Although the homes are tiny, they come equipped with a full residential bathroom and a full, apartment-sized kitchen with standard-size appliances. They come already outfitted with all amenities and luxury features, such as crown molding, quartz countertops, and for the two larger models, even their own washer/dryer and stainless steel appliances. 

Once in place, the tiny homes on wheels function just like a permanent house. In fact, a permanent foundation is an option if so desired. If not, the trailers are elevated on jacks and the undercarriage covered with skirting, allowing the home to be moved later, if necessary.

Permitting Process:

Permitting depends, of course, on local rules and regulations, and a third-party installer handles that for Back Porch Homes, along with Installation and connecting the units to utilities. The tiny homes on wheels can connect to an RV hookup like you might find at a campsite, or to existing utilities.

Where these units really shine is with how easy they are to finance, insure, transport and live in. Tiny homes on wheels are bought and sold just like cars, with registration and transfer of ownership happening at the California Department of Motor Vehicles, not the Department of Housing and Community Development.  

Because Back Porch Homes are certified by the American National Standards Institute, most major insurance companies will insure them. They fall under chattel financing programs, and financing is available on all models.
