Coinciding with the Launch of ADU Magazine, the 2021 ADU Idea House kicks off as an ambitious endeavor to build the nation’s first concept home with goal of creating the ultimate Live, Life, Work, and Wealth Dwelling.
It’s Our Take on the Perfect Home
Heralding the ADU movement that is sweeping the nation, the 2021 ADU Idea House raises the bar on what can be done with your home. It distinctly takes advantage of the exiting residential property – creating a new detached ADU to complement the older primary residence that is also being remodeled/renovated to include an internal JADU.
The residence has multiple multi-functional, living, entertainment, and work spaces.
Built on ADU Magazine’s Nine Themes for Better Living, it incorporates elements and dives deep into each theme category. The three residences include products, design, and technologies from Partners and Sponsors that empower occupants to live better lives and redefine shelter as we know it. The unique residence is unlike anything currently in the market.

Because of the age of the home, unique nature of its construction, and extensive design elements and amenities, it took nearly two years of intense planning/logistics leading up to start of its renovation and construction.
With the complexity of the project combined with the COVID crisis, bringing the 2021 ADU Idea House to reality was an adventure.
The aging residence, affectionally called “The Rail House,” due to its unique connection to rail, has a rich 110-year old history. It is a classic piece of American and California History unlike any other.
Built sometime prior to 1909/1910, our home starts freshly constructed from old growth redwood as we enter the 20th century. To understand its origin, one must take a moment to reflect on times past.

Two years in the making with thousands on hours of brainstorming and design, The 2021 ADU Idea House project was driven by a passion for charting new territory and embracing and defining trends in a different way than any other concept home.
Notable Distinctions of the 2021 ADU Idea House
Saint John’s Program for Real Change operates the largest shelter in Sacramento County, and the only one focused exclusively on homeless women and children. The highly structured and education-rich environment includes mental health therapy, substance abuse counseling, parental and healthy relationships education, budgeting, hands-on employment training, a path to a high school diploma, childcare, and transportation. Wellness Within is a non-profit wellness center for patients, survivors, caregivers, and families affected by the trauma of cancer. The program provides a wide range of services that enhance an individual’s ability to experience quality of life through practices that incorporate physical, emotional, and mental wellbeing. Wellness within offer clarity through the fog of information and emotions that follow cancer diagnosis; breathing room to focus on your quality of life and healing while letting your physicians focus on the illness. The 2021 ADU Idea House (residing in the unique City of Roseville) was built to incorporate all nine of ADU Magazines’ key topical themes for better living.
Through years of research, survey, and interaction with homeowners, builders, and contractors, ADU Magazine, as one of our network of shelter magazines, identified nine key topical categories. We refer to these as our Nine Home Themes For Better Living.
Through investigation, we discovered that overwhelmingly the trend of thought about homes and property had trended away from that of early American generations that saw them more as a life-sustaining resource.
Today, homes are primarily seen as shelter and investments that potentially gain monetary value (often the largest purchase an individual will ever make).
Supporting these themes, we have set out to help Redefine the meaning of shelter in American thought and its place in the modern world. We encourage individuals to think of their homes in terms of being resources that empower their lives, provide opportunities to create wealth beyond simple equity, build family and social bonds, are in investment in self-care, and should ideally exist as an agency into multiple generations.
Our 2021 Idea House is one of several ongoing efforts to illustrate these themes and demonstrate how ADUs can be an additional tool to help homeowners.

Frank De Safey is passionate about three things: Issues surrounding Poverty/Affordable housing, Career Empowerment, and the Environment.
In an effort to help in a small way, Frank founded and funded ADU Magazine support the affordable housing and the Accessory Dwelling Movement.
One of the most well-known and recognized executive search recruiters and career empowerment consultants in niche construction, engineering, environmental, climate change/sustainability, science, manufacturing and industrial industries in the United States and internationally, Frank is a Founding Principal of Sequence Staffing (www.sequencstaffing.com).
With more than 20 years of experience in the field, he is especially known and highly respected for the success of the firm and has personally undertaken and led thousands of high profile domestic and international search assignments. In fact, he has earned accolades for his ability to find and fill the most challenging positions with exceptional candidates that have not only made immediate contributions to their new organizations but helped redefine corporate cultures. While known for work with single family residences, Domum is experienced with multi-family residential, restaurants, bars, breweries, schools, churches, modular construction, steel framed buildings, retail, shopping centers, commercial tenant improvements, shipping container developments, historic structures, and home remodels. They are skilled at building on flat lots, hillsides, remote locations off the grid, in flood plains, beach fronts, and properties with difficult neighbors and challenging site constraints.
You name it, Domum has tackled it. Just one of the reasons we selected them as our architect for the 2021 ADU Idea House.
Interior design isn’t just who Tami is, it’s who she always has been. And design isn’t just her career of choice, it’s her passion and way of life.
An interior designer for residential and commercial spaces for more than 20 years, and a regular contributor to HGTV and DIY Cable and TV Programs, Teel’s style inspires the senses with layers of eclectic texture and a mixture of unique finishes. Embracing a transitional modern approach of balancing warmth with cool engages a sense of comfort and style. To Tami, each occupant and space is individually matched with a style all its own, harmonizing with its environment.
Tami also likes to design with an eye towards bringing the outdoors in and vice versa. She finds inspiration in nature as well as modern art. There’s no telling what she might come up with – and that’s half the fun.
With our multiple residences, dozens of multi-functional spaces, and numerous indoor and outdoor living places, Tami was the natural choice to contribute with inspiration and design elements in the 2021 ADU Idea House.
In our minds, Roseville, CA, is the quintessential location for most of the key items on the modern homebuyers list.
Roseville was specifically selected as the site for the 2021 ADU Idea House due to the cities access, amenity, and quality of life characteristics. It ranks very high with us considering the desires that many individuals are seeking location-wise when choosing a destination for themselves and their families.
What is unique about the community is that it is not tremendously expensive by California standards. Meaning, the average American can still live here affordably.
